Description

The purpose of this position is to ensure that the facilities of the Town are in good operating condition and remain aesthetically pleasing. This is accomplished by performing a variety of skilled maintenance duties, planning, and coordinating any remodeling, and scheduling, monitoring, and evaluating the work of various third-party contractors performing general maintenance and repair of Town-owned facilities.

Examples of Duties

? Assesses the condition of Town facilities on a regular basis and takes proactive and reactive action as required.
? Performs basic diagnostic and repair functions in the areas of mechanical, electrical, plumbing, commercial construction, drywall, flooring, millwork, paint, finishes, etc. where applicable prior to engaging private contractor(s).
? Makes recommendations to supervisor regarding long-term planning and budgeting associated with facility maintenance and/or repair.
? Research, plans, and coordinates any building renovation/remodeling projects.
? Monitors the work of vendors to ensure quality of work.
? Assist in preparing the annual budget for the Facility Maintenance Division.
? Assist in managing service contracts, purchase orders, and invoices for all facility-related expenditures.
? Procures needed parts for minor in-house repairs. Oversees all purchasing functions associated with facility maintenance to ensure compliance with state and local regulations, ordinances, and policies.
? Provides technical guidance and develops specifications for supplies, parts and equipment and services requested of contractors.
? Establishes, monitors, and maintains records for preventative maintenance programs for all facilities. Utilizes and updates CRM and Building management systems.
? Maintains and administers the Town's hard key and lock system.
? Assists in writing specifications of facilities related contracts, repairs, refurbishments, and special projects.
? Reads and interprets professional journals, legal regulations, and publications.
? Performs other duties as assigned.

Typical Qualifications

Necessary Knowledge, Abilities and Skills
? Thorough working knowledge of mechanical, electrical, plumbing, and carpentry operations of commercial buildings and properties.
? Thorough working knowledge of methods used in maintenance and building repair, including basic knowledge of uniform code books, ADA rules and regulations, electrical wiring, plumbing, and carpentry.
? Knowledge of applicable local, state, and federal laws, codes, regulations, and ordinances.
? Knowledge of work safety policies, procedures, and practices.
? Ability to read and interpret construction drawings.
? Ability to meet deadlines and work well with all levels of employees.

Minimum Education, Experience and Certifications
? Requires high school diploma or equivalent and 5 year's building maintenance experience.
? Trade school certificate, Mechanical, Electrical or Plumbing training, or College degree in business, engineering, construction management or related field preferred.
? Valid TX driver's license and a good driving record.

TOOLS AND EQUIPMENT USED

Tools and equipment used in the performance of the above duties include wrenches, pliers, ratchets, sockets, screwdrivers, hacksaw, levels, tape measures, rulers, drills, hammers, and other miscellaneous hand and power tools as needed.
